J.W. Morgan Construction Awarded SEDP’s Project of the Year, Sponsored by Huntington Bank

Representatives of SEDP and Huntington Bank present the Project of the Year award to Jeremy Morgan of JW Morgan Construction for their work on the Woodland Trails development.

The Shiawassee Economic Development Partnership (SEDP) proudly awarded its Project of the Year distinction to J.W. Morgan Construction for their instrumental role in revitalizing the Woodland Trails Condominium development in the City of Owosso. This recognition, sponsored by Huntington Bank, highlights excellence in executing complex construction and development initiatives in Shiawassee County.

Originally launched in 2003, the Woodland Trails Condominium development faced years of stagnation, with multiple lots sitting vacant. Ownership of the property eventually transferred to the Michigan State Land Bank Authority, and in 2022, the newly established Shiawassee County Land Bank Authority (SCLBA) acquired the land. Since that time, the SCLBA has worked diligently in partnership with the Woodland Trails Condominium Association and the City of Owosso, to resolve challenges impending development progress on the vacant sites to make it possible for new construction to occur.

J.W. Morgan Construction was selected to reinitiate development on the site. Current construction efforts include two residential units, with the completion of all 14 remaining lots within a four-year phased timeline. Once complete, the total development is expected to represent a capital investment of over $4M, contributing to increased housing inventory in the community.

This redevelopment underscores the potential of leveraging underutilized land assets through innovative collaboration between public and private partners. The successful build-out of Woodland Trails sets a precedent for future land bank-led development initiatives, while addressing the important need for diverse housing opportunities and demonstrating a clear commitment to fostering economic growth throughout Shiawassee County.
